Sutton Place Hotel Kelowna

Sutton Place Hotel Kelowna is a Northland Properties project at Kelowna International Airport (YLW). It has six storeys and 245 rooms and suites, and the hotel alone represents a private investment of $100 million. Construction began in 2025 and the opening is targeted for 2028. A 1,000-stall parkade is being built alongside, due in 2027.

The place

The site is on the north side of the terminal building, about a two-minute walk from the main entrance. Northland holds it under a 99-year lease from the airport, which pays nothing for the land.

Across Highway 97 North, cheaper hotels already operate. What the airport itself lacked was an upscale option, and that is the gap this one is meant to fill.

The concept

Sutton Place is Northland's upscale hotel brand, and the airport describes this property as 4.5-star. Airport management has called it the largest project ever undertaken at YLW and says it takes the airport to a new level.

The parkade is a separate piece of the program: seven levels, 1,000 stalls, funded by Northland at about $55 million. It replaces roughly 200 existing spaces, for a net gain of 800, and the airport shares the revenue with the developer. Totals quoted for the whole program run above $120 million, depending on whether the parkade is counted.

Announced facilities include conference and banquet space, an indoor leisure and fitness area with a swimming pool, valet service and a concierge.

Dining & wellness

A full-service restaurant built around Okanagan food and drink is planned, with a bar and a rooftop viewing lounge. No chef or operator has been named.
