Marriott is converting the 146-residence Resort at Kapalua Bay, on Maui's West Maui coast, into St. Regis Kapalua Bay by 2027 — the St. Regis brand's first return to Hawaii. Marriott's management took effect in March 2026, succeeding Montage International, with the property's oceanfront residences, spa and lagoon pool carrying over into the conversion.

The place

On a roughly 25-acre oceanfront site within the Kapalua Resort community, on Maui's West Maui coast in Hawaii, with direct access to Kapalua Bay.

The concept

Marriott took over management of the property on March 14, 2026, ending its run as Montage Kapalua Bay (operated by Montage International since 2013, in buildings that first opened in 2009 as Ritz-Carlton Residences Kapalua Bay); owner Kemmons Wilson Hospitality Partners retains the asset. Conversion to the St. Regis flag is planned for 2027 after renovation, marking the brand's first return to Hawaii under Marriott. The 146 units are multi-bedroom, ocean-view residences ranging from 1,774 to more than 4,050 square feet, a residential-scale format rather than standard hotel rooms.

Dining & wellness

A roughly 40,000-square-foot spa with 19 treatment rooms, a multi-tiered cascading lagoon pool, about 35,000 square feet of combined indoor and outdoor event space, direct beach access to Kapalua Bay, and access to the resort community's golf and tennis facilities; on-site dining currently operates as The Restaurant at Kapalua Bay, The Beach Club and The Hideaway cocktail bar, ahead of any rebranding tied to the St. Regis conversion.
