The existing 135-room Arawa Park Hotel in Rotorua will be renovated over 12 months and relaunched in late 2027 as Rotorua Marriott Hotel — the flagship Marriott Hotels brand's first New Zealand property, developed with CP Group as part of a three-hotel agreement covering Rotorua, Auckland and Wellington.

The concept
This is a conversion of the existing 135-room Arawa Park Hotel — most recently operating as Rydges Rotorua before a 2022 rebrand — sold by ASX-listed EVT to New Zealand developer CP Group. A 12-month comprehensive renovation is planned ahead of a late-2027 relaunch as Rotorua Marriott Hotel, part of a landmark three-hotel agreement between Marriott International and CP Group that also covers Auckland and Wellington. It marks the flagship Marriott Hotels brand's first-ever entry into New Zealand — distinct from the Autograph Collection debuts planned for the other two cities. Local tourism body RotoruaNZ has framed the project as filling a gap in the market's higher-end room supply.
