One&Only Resort and Private Homes, Hudson Valley

Kerzner International will open a One&Only resort in Hyde Park, New York, in 2028 — the brand's second US property and its first in New York State. Developed with Nolan Reynolds International on a 21-acre site beside the Culinary Institute of America's campus, the 61-key resort will include a Clinique La Prairie Longevity Hub and direct access to the CIA's own restaurants and culinary programming.

The place

The resort is planned on a 21-acre site adjoining the Culinary Institute of America's campus in Hyde Park, in New York's Hudson Valley — about 90 minutes north of New York City and 20 minutes from Rhinebeck.

The concept

Kerzner International is partnering with developer Nolan Reynolds International and the Culinary Institute of America (CIA) on what the group describes as One&Only's second US property, and its first in New York State, built on land adjoining the CIA's Hyde Park campus. The design draws on the pastoral meadows and small-town character of the surrounding Hudson Valley rather than the beach-and-island settings the brand is traditionally built around. Guests will have access to the CIA's student-run restaurants, cooking classes and chef-led programming — a direct culinary tie-in unusual for a One&Only property.

Dining & wellness

Two dining concepts are planned alongside a Longevity Hub developed with Clinique La Prairie, plus immersive culinary programming built around the Culinary Institute of America's own restaurants, classes and chefs.
