Holiday Inn & Suites Caloundra Sunshine Coast is a 160-room, 33-suite tower planned for Bulcock Street in Caloundra, developed by Felix Capital and approved by Sunshine Coast Council in 2025. It's IHG's first Holiday Inn & Suites in regional Queensland, targeting an early 2028 opening with a rooftop sky bar, pool and kids' club.

The place
51-55 Bulcock Street, Caloundra's main retail and dining strip on the southern Sunshine Coast, about 90 minutes' drive from Brisbane and 35 minutes from Sunshine Coast Airport. The site sits in the heart of the town centre, close to Kings Beach and Bulcock Beach, and is earmarked for future light-rail connectivity to Brisbane ahead of the 2032 Olympics.
The concept
Signed in April 2024, this is IHG's first Holiday Inn & Suites in regional Queensland and its second collaboration with developer Felix Capital on the Sunshine Coast, after the Crowne Plaza planned for neighbouring Maroochydore. The 11-storey mixed-use tower stacks ground-floor shops and cafes, restaurant and hotel amenities on level one, guest suites across levels two to ten, and a rooftop restaurant and bar on level eleven. Sunshine Coast Council approved the project in mid-2025 as the first hotel cleared under its Accommodation Hotel Incentives Package, a planning scheme designed to attract upscale international-branded hotels to the region. Felix Capital has described it as the area's first international-branded hotel of this scale, positioned for a leisure-oriented Holiday Inn guest rather than the more conference-driven Crowne Plaza down the coast in Maroochydore.
Dining & wellness
An open lobby with all-day dining restaurant and lobby cafe, plus a signature rooftop restaurant and sky bar on the top floor with views over Caloundra and outdoor dining and function space. Amenities also include a fitness centre, an outdoor pool and a kids' club, alongside meeting rooms.
