Announced · Early 2028
Graduate Champaign would be a seven-story, 144-room hotel in downtown Champaign, Illinois, with a University of Illinois theme. The developer, Doug Altenberger, now targets early 2028 after earlier plans for a Best Western and an Aloft on the same lot. The city council approved incentives of up to $6.5 million in March 2026, tied to construction deadlines that run to March 2028.

The place
The hotel is planned on the northwest corner of Hill Street and Neil Street in downtown Champaign, on a lot that the city's papers list as 401 North Neil Street. It is a former surface parking lot. Hyatt Place Champaign stands farther along the same street, at 217 North Neil, and the Hill Street parking deck is next door: the city still has an agreement to lease the hotel 100 spaces on the top floor of that deck.
The University of Illinois campus and Campustown, the commercial district along Green Street, are a short drive or bus ride away. Chicago is about two and a half hours by Amtrak, on the Illini, Saluki and City of New Orleans trains.
The concept
Graduate Hotels is a Hilton brand built around college towns, and each hotel takes the identity of its university. Here the theme is the University of Illinois. The developers have mentioned sports memorabilia, a reference to the rock band REO Speedwagon, which began in Champaign, and a tribute to the university's Nobel Prize winners. The design itself was still being worked out in April 2026; the developer has said the brand gives him close to a blank sheet.
The building is seven stories with 144 rooms. A restaurant, a coffee shop, a fitness facility, meeting space and valet parking are planned. The restaurant is a much larger part of the project than it was in the earlier Aloft concept, and the same lot has been through several plans.
The developer is Doug Altenberger, a former Illinois basketball guard, through the company 401 North Neil Street LLC, which he manages with Toby Block. The history of the site explains the delays. In late 2016 the city council directed staff to draft an agreement with Grasshopper Hospitality for a Best Western Vib hotel. In 2018 the city moved to Altenberger after the first developer missed a deadline to show it could finance the project. By 2019 the plan was a 130-room Aloft by Marriott, with a ceremonial groundbreaking in late 2019, and then the pandemic stalled it. Opening estimates slid from late 2020 to December 2022 and to summer 2025 before the Hilton brand replaced Marriott.
The cost has risen with the plan. The Aloft was priced at $23 to $24 million in May 2024, and the Graduate is estimated at $38 million, with 60 new jobs, nearly all full time.
The city is helping to pay for it. On 24 March 2026 the Champaign City Council unanimously approved a tax incentive program. The developer would be reimbursed up to $6.5 million from hotel tax and tax-increment financing funds, while the city expects to keep about $7.4 million over the life of the agreement. A separate bonus of up to $500,000, paid at $125,000 per milestone, depends on meeting deadlines.
Those deadlines are the best guide to the schedule. The developer must apply for a building permit by 23 November 2026, start the foundation by 30 December 2026, top off the structure by 1 June 2027 and obtain occupancy by 30 March 2028. They are about four months later than the targets in December 2025, when the owner was still aiming for August or September 2027, in time for students returning for the fall semester. Construction is expected to take 18 to 24 months.
Dining & wellness
A restaurant and a coffee shop are planned. The restaurant is a larger part of the project than it was in the Aloft design. Nothing has been published about the chef, the concept or the names of either outlet.
