Avani Mooloolaba Beach Hotel opened in May 2026 as the first internationally branded new-build hotel on Queensland's Sunshine Coast in more than 40 years. The 180-room, 12-storey property overlooks Mooloolaba Beach and is anchored by a rooftop infinity pool and the Sully's Rooftop restaurant. It is operated by Minor Hotels under franchise from local developer KPAT Hotels.

Sully's Rooftop, the signature restaurant led by executive chef Marky Godbeer, sits on level 12 alongside a rooftop infinity pool with 180-degree ocean views; First Avenue Cellar & Bar and a ground-floor lobby bar round out the offer, with AvaniSpa and AvaniFit also on site.

As someone who works in the hotel industry, I can honestly say this was one of the most exceptional stays I’ve ever experienced.
The hotel itself is absolutely stunning. The décor is elegant, thoughtfully designed, and beautifully maintained—I genuinely couldn’t find a single flaw. Every space felt luxurious yet welcoming.
What truly set this hotel apart, though, was the staff. Every team member was warm, professional, and genuinely committed to providing outstanding service.
The food and drinks are on the pricier side, but they’re absolutely worth it. The quality, presentation, and overall experience more than justify the cost, making it excellent value for money.
It’s rare to come across a hotel that excels in every aspect, but this one absolutely does. The décor, the atmosphere, the service, the food, and the staff were all exceptional. I would highly recommend staying here and can’t wait to return.
Overall an awesome stay. The aesthetics of the place are second to none. Very comfortable beds and right in town for adventures and a great launching pad for the coast. The pool is epic and the facilities like the gym are top notch, but then the beach walks at sunrise trump that anyways. Sully's restaurant was amazing. Great food and vibes with a view. Staff are great and the room spacious, very beautiful and clean. Overall would be a 5 star hands down if the toilets were not in the room with no sound blocking, they had a spa pool, (should have one up by the pool imo) and sauna didn't need to be booked (warning to avoid disappointment make sure you book ahead). All round an amazing experience and a fabulous quality addition to the coast that will ensure others need to step up their game! Well done Avani.
This hotel is exactly what the Sunshine Coast, and Mooloolaba in particular has been missing.
From the moment you walk in, it feels genuinely luxurious. The fit-out is stunning, and the rooms are spacious, immaculately clean, and beautifully designed. Every detail has been thoughtfully considered, with all the little amenities you could need.
I noticed a few reviews mentioning the open-plan bathroom and lack of privacy. Honestly, who stays in a hotel room with someone they aren't comfortable with?
The pool deck is spectacular, with incredible views and a beautiful pool that's perfect for relaxing. Level 12 is home to Sully's, an outstanding restaurant and bar with breathtaking views, incredible décor, and a fantastic atmosphere.
The location couldn't be better. Just a one-minute walk to the beach and surrounded by plenty of great cafés, restaurants, and bars.
The staff deserve a special mention. They're genuinely warm, welcoming, and clearly very well trained, making the entire experience feel effortless from check-in to check-out.

I recently stayed at Avani Mooloolaba Beach Hotel for the opening week, and honestly, the whole experience was fantastic from start to finish.
The hotel is absolutely beautiful. Everything feels fresh, modern, and so well designed, and you can tell a huge amount of effort has gone into creating such a lovely atmosphere throughout the property.
From the moment we checked in, the service was amazing. Every staff member we came across was so friendly, welcoming, and genuinely helpful. No matter which department we dealt with, everyone made us feel really looked after and comfortable during our stay.
The food was also incredible. Every meal we had was delicious, beautifully presented, and arrived with great service. It really added to the overall experience.
What stood out most was how warm and welcoming the entire team was, especially considering it was opening week. The staff handled everything so professionally while still making the experience feel personal and relaxed.

The location is hard to beat—right on the doorstep of Mooloolaba Beach with beautiful views across the beach and river. It’s the perfect base for exploring the Sunshine Coast, whether you’re heading north to Noosa, stopping at Coolum, discovering the many stunning nearby beaches, or venturing inland to the incredible Glass House Mountains and surrounding volcanic peaks.
The facilities are modern, beautifully maintained, and have a real resort feel. The pool area is a highlight, with private cabanas, great cocktails, and a relaxed atmosphere that made it easy to spend an entire sunny winter’s day there.
Travelling with family, the interconnecting rooms were a standout feature. They gave us the perfect balance of space and privacy while keeping everyone together, making the stay far more comfortable than booking separate rooms.
The restaurant exceeded our expectations. Breakfast offered plenty of fresh, delicious options, while dinner featured a well-thought-out menu with generous portions, beautifully presented dishes, and more amazing cocktails. Everything we ordered was full of flavour, and the coffee was excellent too.
What really stood out was the service. Everyone was friendly and welcoming, but more importantly, when a small issue came up, the staff genuinely cared and resolved it quickly and professionally. That level of customer service made a great stay even better.
Our kids absolutely loved it, and it was the perfect place for a family getaway. If you’re looking for a modern resort in an unbeatable location with great food, excellent facilities, family-friendly interconnecting rooms, and staff who genuinely care, Avani Mooloolaba Beach is an easy five-star recommendation.
