Avani Mooloolaba Beach Hotel opened in May 2026 as the first internationally branded new-build hotel on Queensland's Sunshine Coast in more than 40 years. The 180-room, 12-storey property overlooks Mooloolaba Beach and is anchored by a rooftop infinity pool and the Sully's Rooftop restaurant. It is operated by Minor Hotels under franchise from local developer KPAT Hotels.

On the Mooloolaba Esplanade facing the Pacific, in a beach town that has waited four decades for its first full-service branded hotel.
The concept
Developed, owned and operated by Queensland's KPAT Hotels under a franchise agreement with Bangkok-based Minor Hotels, the 12-storey, 180-key property is the first internationally branded new build on the Sunshine Coast since the 1980s. Clean-lined interiors, open social spaces and a coastal material palette target guests who want a design-led beach stay rather than a resort-style retreat.
Dining & wellness
Sully's Rooftop, the signature restaurant led by executive chef Marky Godbeer, sits on level 12 alongside a rooftop infinity pool with 180-degree ocean views; First Avenue Cellar & Bar and a ground-floor lobby bar round out the offer, with AvaniSpa and AvaniFit also on site.
