AC Hotel Atlanta Decatur Downtown

Dream Capital Management and Five Star Group are developing a 144-room AC Hotel by Marriott at 701 Church Street in downtown Decatur, Georgia — the city's first purpose-built branded hotel, two blocks from Decatur Square. The six-storey project, designed by BCA Studios with Studio 11 interiors, is targeting a late 2027 opening.

The concept

AC Hotel Atlanta Decatur Downtown is a ground-up, six-storey, 81,000-square-foot building replacing a one-storey structure that housed Decatur Strength and Conditioning, a gym that has since closed. Developers Dream Capital Management and Five Star Group closed on the site and secured Decatur Planning Commission approval in October 2025; the design, by architect BCA Studios with interiors by Studio 11, uses a ground-floor "jump lobby" that takes guests by elevator up to a main lobby on the sixth floor, alongside the building's restaurant and outdoor terrace. Because the roughly 0.6-acre site can fit only 10 on-site parking spaces, the developers won a special exception to rely on valet-served spaces at two nearby garages (1037 and 755 Commerce Drive) for about 100 more. Winter Construction is managing the build, targeted at 20 months once underway; reported timing for groundbreaking has varied slightly between early and later 2026 across coverage, but the opening target has stayed late 2027.

Dining & wellness

Plans call for a sixth-floor restaurant and bar with a tapas-style menu, opening onto a roughly 1,500-square-foot outdoor terrace — the hotel's only announced food-and-beverage venue so far.
