Penn Quarter is downtown Washington's historic commercial core, a grid of 19th-century commercial buildings and government-adjacent office towers stretching from the National Portrait Gallery and Capital One Arena east into Chinatown and north into Mount Vernon Triangle. Seven hotels we track sit within this stretch, from a landmark bank headquarters turned boutique hotel to Marriott's budget-lifestyle Moxy brand — more openings than any other Washington neighborhood we cover.
What to do in Penn Quarter
For a weekend
Start at the National Portrait Gallery and the National Museum of American Art, both housed in the same landmark building a few blocks from Riggs Washington DC, then walk south toward the National Mall for the Smithsonian museums proper. Capital One Arena anchors the neighborhood's western edge for a Wizards or Capitals game, and Chinatown's restaurants along H Street make for an easy dinner within walking distance of most hotels here.
For a longer stay
With more time, the Walter E. Washington Convention Center sits a short walk north in Mount Vernon Triangle, and Pennsylvania Avenue's federal buildings — the Old Post Office Pavilion among them — connect Penn Quarter to the White House on foot. Georgetown and The Wharf are both a short rideshare away for a change of scene.
Where to stay in Penn Quarter
F & G Streets
Riggs Washington DC opened in February 2020 at 900 F Street NW, inside the 1891 Riggs National Bank headquarters — Lore Group's first US property, with a subterranean cocktail bar, Silver Lyan, built into the original vault. It's a few blocks from the White House and roughly equidistant between the National Mall and the Convention Center.
Chinatown & Mount Vernon Triangle
Chinatown DC Hotel, a Tribute Portfolio Hotel, is confirmed for late 2028 on H Street, a block from Capital One Arena and the Gallery Place-Chinatown Metro station — a project preserving seven historic rowhouses owned by the Moy family, whose patriarch first sketched a hotel for the same site in the 1970s. Aloft Mount Vernon Triangle, with no confirmed date, is planned a few blocks north around a 1946 deli facade that has never before housed a hotel, in a triangle that has filled in with apartment towers over the past two decades but lagged on hotel supply.
Pennsylvania Avenue & Federal Triangle
Waldorf Astoria Washington DC opened in June 2022 at 1100 Pennsylvania Avenue NW, roughly midway between the White House and the Capitol, inside the clock-towered Old Post Office Pavilion — the same building that operated as the Trump International Hotel from 2016 until CGI Merchant Group stripped the name and reopened it under Hilton's Waldorf Astoria flag. ROOST White House opened in September 2025 a few blocks away at 1425 New York Avenue NW, Method Co.'s apartment-hotel brand's first Washington location, built inside the new Accolade mixed-use development with full kitchens in every unit.
K Street & Downtown core
Eaton DC opened in September 2018 at 1201 K Street NW, a former Four Points by Sheraton rebuilt by Katherine Lo's Eaton Workshop into an activism-minded independent with a members' co-working floor and a screening room in place of a conference room. Moxy Washington, DC Downtown opened at 1011 K Street NW in November 2018, DC's first Moxy hotel, wrapping an 1870 rowhouse facade that once belonged to a Civil War Union general into a 14-story new build.
Which hotel in Penn Quarter for your trip
Travelers who want the neighborhood's most distinctive bar
Riggs Washington DC's Silver Lyan, built into the original 1891 bank vault, is the strongest single draw among Penn Quarter's tracked hotels for an evening out rather than a generic hotel bar.
Business & budget-conscious travelers
Eaton DC and Moxy Washington, DC Downtown both sit on K Street with rates well under the neighborhood's luxury end — Eaton's co-working floor suits a working stay, while Moxy's compact rooms keep costs down without leaving downtown.
Travelers who want a landmark building
Waldorf Astoria Washington DC's Old Post Office Pavilion address, roughly midway between the White House and the Capitol, is the most architecturally significant address among Penn Quarter's tracked hotels.
Travelers waiting on Penn Quarter's next wave
Chinatown DC Hotel (late 2028) and Aloft Mount Vernon Triangle (no date set) are both confirmed for the neighborhood's northern edge, each preserving a piece of the site's existing architecture rather than building entirely new.
