Coming soon in Greenville

We track one project in Greenville: the JW Marriott Greenville, a planned 335-room hotel that Auro Hotels announced in August 2026 for the Bowater Building beside Falls Park. It would be the first JW Marriott in South Carolina. It is not built, it still needs final design approvals, and construction is not expected to begin before mid-2027, so nothing here is bookable yet.

Greenville is the largest city in South Carolina's Upstate, a region of foothills at the edge of the Blue Ridge, about 100 miles from both Charlotte and Atlanta. The city has around 70,000 residents, and the metropolitan area is several times larger. Its economy rests on manufacturing and logistics, including the BMW plant in nearby Spartanburg County and the headquarters of Michelin North America in Greenville, and downtown has been rebuilt over the past three decades around the Reedy River.

What to do

A weekend in Greenville

Falls Park on the Reedy is the center of the city. The river drops over a series of falls in the middle of downtown, and the 32-acre park around them has gardens and trails. Much of it sits on former textile mill land that the Carolina Foothills Garden Club began reclaiming in 1967, and the renovation picked up speed in the late 1990s under Mayor Knox White. The Liberty Bridge, a pedestrian suspension bridge 355 feet long and held up by cables on one side only, was completed in September 2004 and crosses the river at the falls. It has become the standard photograph of the city. The park is free and open every day.

Main Street, running north from the park, is the downtown spine. The Westin Poinsett, a twelve-story Beaux-Arts hotel at 120 South Main Street, opened in 1925 and was listed on the National Register of Historic Places in 1982. Its sidewalks are lined with trees, restaurants and small shops, and the blocks are short enough that the whole street can be walked in twenty minutes. The Peace Center, a performing arts complex on the river, hosts touring Broadway shows, concerts and the symphony.

The Greenville County Museum of Art is free. It opens Wednesday to Saturday from 10 a.m. to 5 p.m. and on Sunday from 1 p.m. to 5 p.m., and it describes its Andrew Wyeth holdings as the largest public collection of his watercolors in the world. Hours change around holidays, so check its calendar.

The Swamp Rabbit Trail, a rail trail of 19.9 miles that officially opened in 2010, starts at Greenville Technical College, runs through Falls Park and past the campus of Furman University, and ends about a mile north of Travelers Rest. Runners and cyclists use it all year. Furman University lies along the same trail north of the center. Unity Park, opened in 2021 on the west side, adds a large green space beside the river. Fluor Field, a replica of Fenway Park, hosts the Greenville Drive, a minor-league baseball team.

The festival calendar clusters in autumn and spring. In 2026 the free Fall for Greenville took over Main Street from 9 to 11 October, the food and wine festival euphoria ran from 17 to 20 September, and the Artisphere arts festival was held from 8 to 10 May. Hotels downtown fill on those weekends.

A full week

The mountains are close. Paris Mountain State Park covers 1,540 acres about five miles north of downtown, with lakes, hiking trails and a bathhouse that the Civilian Conservation Corps built in 1937. Caesars Head and Jones Gap state parks are about 30 miles north and have long trail networks and views over the Blue Ridge escarpment: the Caesars Head overlook stands at 3,208 feet, and a four-mile round trip leads to a viewpoint of Raven Cliff Falls, which drops about 420 feet and is the tallest waterfall in the state. The Cherokee Foothills Scenic Highway links orchards, small towns and waterfalls. Table Rock State Park, about 40 minutes away, covers 3,083 acres and is the eastern trailhead of the Foothills Trail.

The Upstate also has the Clemson University campus, 30 miles south-west. Asheville in North Carolina is about an hour and a quarter north. Autumn color in the mountains peaks in October, and the dogwoods bloom in early April.

Where to stay

Downtown, Falls Park and the Reedy River

JW Marriott Greenville is planned for the Bowater Building at 55 East Camperdown Way, a four-story office building that Auro Hotels, a Greenville company, bought in 2024. The site comes with a garage of 346 spaces and nearly an acre of open ground, and the city once weighed the building as a possible new city hall before dropping the idea. The plans reported by the Upstate Business Journal keep that building and add two towers on the side facing Falls Park, one of seven stories and one of five. The hotel would have 335 rooms, more than 8,800 square feet of meeting space, four places to eat and drink including a rooftop bar and restaurant, an executive lounge, a fitness center and terraces over the Reedy River. The cost for the hotel is put at about $200 million.

The hotel is meant to anchor the Falls Park Conference District, a six-acre development along Falls Street and East Camperdown Way, next to the Grand Bohemian Hotel, that the city values at about $500 million. It combines a city-owned conference center, a parking garage of more than 1,200 spaces with some of it underground, about 250 housing units, offices for United Community Bank and retail, and the hotel would connect to the conference center by a skybridge. The master developer is The Furman Company, which named Auro Hotels, United Community and Hines as partners in March 2026. The city council authorized nearly $26 million that month for four land purchases covering the six acres, funded from hospitality and accommodations taxes, and approved its agreement with the developer in June. The city's own investment is put at $135 million, and the state legislature previously allocated another $19 million.

Approvals are still partial. On 15 October 2026 the city's Design Review Board unanimously approved the district's site plan and the massing of its buildings. The architecture, materials and open space designs must come back to the board, and coverage of that meeting does not make clear what became of the hotel's own exterior application, which was on the agenda. JW Marriott has reportedly approved the materials. City officials say construction in the district could begin in early 2027, with some demolition before that; the owner's own schedule for the hotel is mid-2027 and 18 to 24 months of work.

The city's case rests on meetings. It projects more than 100 events a year, about 40,000 additional hotel room nights and a $35 million annual economic impact, and says it lost business tied to nearly 70,000 room nights over three years because it lacked meeting space.

Until it exists, Greenville's downtown hotels are the older ones on and near Main Street, including the Grand Bohemian and a historic hotel from the 1920s, and they are outside this guide's tracking. Developers have also proposed a seven-story hotel of 145 to 149 rooms and a restaurant at Main Street and McBee Avenue, on a prime lot that had been vacant, and sites on Pendleton Street and Rhett Street in the West End; the timing of those projects has shifted more than once, and the Main Street developers' hoped-for construction start in 2026 has not been confirmed.

West End

The West End, just across the river, has restored mill buildings, restaurants and a growing number of apartments. It is closer to Unity Park and quieter in the evenings than Main Street.

Haywood Road and the Augusta Road area

Further out, on the south and east sides, hotels are cheaper and car-dependent, close to the interstate and the shopping centers.

Which hotel for your trip

Conference and meeting visitors

The JW Marriott is designed around the new conference center, so it is the hotel to watch for groups. The earliest date to plan around is 2029, and that is an estimate derived from the construction schedule, not an announced opening.

Visitors who want to be near Falls Park

Any downtown hotel near Main Street and the river puts the park, the Peace Center and the restaurants on foot. That is the main advantage of the district.

Mountain and trail visitors

For hiking, a stay downtown with a day trip north is simpler than a rural base, since the trailheads at Paris Mountain and Caesars Head are 20 to 40 minutes away.

Practical notes

The climate is humid subtropical: hot, humid summers, mild winters and rain spread through the year. Spring and autumn are the best seasons.

GSP, the Greenville-Spartanburg International Airport, sits between the two cities on Interstate 85, at exit 57, and is 14 to 20 miles from downtown depending on the source. It has nonstop service to Atlanta, Charlotte, Chicago and New York among other cities. There is no public bus to the terminal, so visitors use a car or a taxi.

Amtrak's Crescent, on its way between New York and New Orleans, stops at a station at 1120 West Washington Street, about a mile north-west of downtown. It has no ticket office, and the waiting room is open only for a couple of hours in the early morning and again late in the evening Downtown is walkable, but outside it a car is needed. Downtown garages are cheaper than hotel valet.

Large events at the conference district would not begin before the hotel and conference center open, so downtown hotel rates currently depend on events at the arena and the Peace Center.
